How much does a new roof cost in Dallas?
Roofing is priced by the square, which is 100 square feet of roof surface. In recent years, an architectural shingle roof on an average DFW home has cost roughly $5.50 to $9.00 per square foot of roof. The pitch, the size of the roof, the number of layers, the condition of the decking and the materials can all move the price up or down. For an exact price, schedule a free estimate.
How roofers measure a roof
Roofers measure in squares. One square equals 100 square feet of roof surface. Because of pitch and overhangs, the roof is usually 15 to 30 percent larger than the floor area of the house.
That is why a price based only on the size of your house is a rough guess, and why two houses of the same size can have very different roof prices.
What affects the price
Pitch. Steep roofs take longer to work on safely and cost more than walkable roofs.
Complexity. Valleys, dormers, skylights and chimneys add labor and materials.
Layers. Removing two or three layers of old shingles costs more than removing one.
Decking. Damaged decking cannot be seen until the old roof is removed, so it is often priced per sheet. This is the most common reason a final invoice differs from a quote.
Materials. Three-tab shingles cost the least, architectural shingles are the most common choice, impact-resistant shingles cost more and metal roofing costs more still.
Access. A home that is hard to reach with equipment can cost more to roof.
How insurance affects the cost
If your roof was damaged by hail or wind and your claim is approved, your insurance company pays for the covered replacement minus your deductible. Many replacement cost policies pay in two parts: the actual cash value first, then the recoverable depreciation after the work is finished.
After a storm, the first question is often whether you have a claim. A roof inspection can help you find out.
Comparing roofing quotes
When you compare quotes, make sure they describe the same roof: the number of squares, the shingle, the underlayment, whether flashing and pipe boots are replaced, how decking is handled and whether the permit is included.
Be cautious of any offer to waive or cover your deductible. Texas Insurance Code section 707.003 does not allow a contractor to do that.

Related questions
How many squares is my roof?
Take the floor area under the roof, add 15 to 30 percent for pitch and overhangs, and divide by 100. A 2,000 square foot single-story home often has around 23 to 26 squares. A roofer will measure the roof for an exact number.
Is a more expensive shingle worth it?
Architectural shingles are usually worth the upgrade over three-tab shingles. Impact-resistant shingles can be worth it if your insurance carrier offers a discount for them.
Why did my final invoice change?
The most common reason is damaged decking found after the old roof was removed. Ask how decking will be priced before the job starts.
